I'm Tanner: a working Maui firefighter who hand-codes websites between shifts, based in Wailuku. Most of my clients are on this island, some are on Molokai and the other neighbor islands, and a few are on the mainland. The build is the same either way. What changes is how we work together, so here is the honest version of each.
I can meet you at your shop, walk the space, and shoot the photos myself instead of asking you to send me whatever is on your phone. I already know the difference between a Wailuku lunch crowd and a Wailea one, so I don't have to be briefed on your market. Same-day answers to a text are normal.
Everything runs by phone, text, and email, and it works: my first paying client is on Molokai and has a live site to show for it. You send photos and the facts, I build, you review a real working link rather than a mockup. Same island time zone, so nobody is waiting overnight for a reply.
I take mainland work and it goes fine, with one thing worth knowing up front: Hawaii does not observe daylight saving, so I'm 3 to 6 hours behind you depending on the coast and the season. In practice that means I answer early in your afternoon. If you need someone in your time zone at 4pm, say so and I'll tell you straight.
Real Estate on Molokai / Molokai Vacation Properties is a real client on a different island, built entirely at a distance. It is live, and the broker went on the record about it.

I don't build those, for two reasons. Google calls them doorway pages and has a specific policy against them, so they are a risk to the site they sit on. And more to the point, if I'm willing to publish forty pages of find-and-replace filler under my own name, that tells you exactly what I would hand you.
The pages above are written one at a time, about work I actually do, for industries I have actually built for. Fewer pages, each worth reading. That is the same standard I build client sites to.
